What on Earth is going on with property prices in Welling? October 2017

The housing market is a funny place at the moment. With each passing week there seem to be differing reports of prices remaining static, some people believing they are already dropping or will drop, and some of my vendors still telling me they are on the rise!

No-one has mentioned a crash yet though, which I suppose is good news.

But what about Welling specifically?

I've often put Rightmove stats on here over the months, so I have re-visited the figures going back a few months to see if there are any trends, and it doesn't help much!

In May there were 70 properties listed, yet in August 86, in a month when many people are away on holidays, or busy with weddings or with the kids being off school. The rental supply was up, but seasonally this is the norm.

As a result of this increased level of stock, and with buyers away on holidays in August too, there were price reductions across the board. Over 33% of properties in the £350,000 - £450,000 price range were reduced prior to going under offer, and indeed over 25% of properties listed on Rightmove today in the DA16 area are showing as having been reduced since first arriving on the market.

This does not mean prices are going down. It just means people are advertising them for more than they should, and then having to make the adjustment later.

This is proven by the asking prices of properties over the same period, comparing May 2017 and August 2017, having increased. But these are asking prices, not sold prices.

Basic supply and demand applies in property even more than many other markets. There is more stock out there at the moment, and less buyers, you need to price your property correctly to sell, and you need to be open-minded regarding sensible negotiation on price.

And it seems a little daft to increase your average price, when there is more competition out there with more houses to choose from, only to have to drop your price 3-4 weeks down the line when the initial impact of hitting the market has been lost.

If you are serious about moving this side of Christmas, hit the ground running, price correctly and sell promptly, otherwise be prepared to give it 6-8 weeks which we're finding is currently the norm, but you will still sell.

The market is not the best it has been, but things are still moving, and if you are upsizing, it remains a good time, as whatever you are buying up the pricing ladder will no doubt find themselves in a similar position to you, so negotiate that onward purchase well.

Are house prices in Welling dropping?

I wrote last week about house prices in Welling and the figures released by Zoopla, monthly like clockwork, showing increases across the board over the last 3, 6 and 12 months. (You can find that piece here ... http://dansonps.blogspot.co.uk/2017/07/welling-house-prices-july-2017-are.html)

And then this week we get the BBC publishing Halifax's view that "prices fall further in June" ... http://www.bbc.co.uk/news/business-40529560

So what's really happening, who should we believe?

It is impossible for me to know what is happening in every little pocket of the UK. Likewise yourself reading this. "Experts" and huge national companies, mortgage lenders and banks will naturally have their marketing departments and statisticians monitoring everything to the finest detail nationwide, but if I am honest, you should be ignoring it unless your property portfolio is of dozens of units scattered all over the UK.

If you are a Welling property owner, all you should be interested in is the Welling Property Market.

Unless you have plans to move on, in which case wherever you are off to will enter the equation.

And if you want information on the Welling Property Market then keep reading this blog - it will give you all you need to know about prices in the local area from someone working in it everyday. And if there is anything over and above that you need, then please do not hesitate to get in touch personally on kevin@dansonpropertyservices.com

Welling Property Market update - May 2017

Rightmove have released their latest set of "averages" for the pricing of property in the Welling area, and as usual they make questionable viewing.

Regrettably, they are only based on transaction from one calendar month and peaks and troughs over time are inevitable. I therefore take them with a pinch of salt.

Average Sale prices for Welling, DA16
Average Rental prices for Welling, DA16

The market remains strong generally. Valuations are up, viewing numbers are up, although offers are more difficult to squeeze out, but when they come, they are usually agreeable.

Of more pressing concern to me, and local landlords you'd hope, is Rightmove's stat that average rental yields in the area stand at just 4.67%. Without wanting to alienate every tenant in the area, if you are a landlord and you are getting less than 4.67% as a rental yield, you really need to be making some phone calls. With a lack of rental stock in the area, and coming in to the Spring and Summer peak months, a re-evaluation of your property portfolio could be long overdue.

The average rental yield in the area is just 4.67%

On a positive note, Bexley is the third highest London Borough on their list of annual price increases. Given one of the higher two is the unaffordable City of Westminster, it makes investing in the Bexley area as attractive a proposition for landlords as ever.

Bexley has seen some of the best increases % wise in London

Welling Investment Property of the Week - 9th May

Marketing Price - Offers in Excess of £280,000
Expected Rental - £1150pcm
Rental Yield at Asking Price - 4.9%

Unless you have been living under a rock you'll know that Crossrail is coming to SE18 within in the next 12 months.

The upturn in the market, and prices, in the area in recent times has been nothing short of extraordinary, and whilst some may argue investors in to the area have missed the boat, prices are still likely to rise considerably in the near future, and therefore buying in SE18 should be a wise investment.

The private garden makes this Victorian conversion more appealing to potential tenants

Period property in London is what sells, and what holds its value, and appreciates in value, the most. This two bedroom Victorian conversion has a private garden to the rear, unusual for other properties of this style, and a long lease. Whilst not immaculate throughout, it is generally in very good order, and certainly more than adequate for the rental market.

With Crossrail likely to see further price rises in the area, and an influx of potential new professional tenants in to the area, it isn't unthinkable that you will not only see significant capital growth over time, but a jump in the sort of rent you can command as well.

Welling Investment Property of the Week - 2nd May

Marketing Price - £225,000
Expected Rental - £1100pcm
Rental Yield at Asking Price - 5.9%

If you are looking for the simplest buy-to-let purchase in Welling at the moment look no further than this two bedroom maisonette within easy walking distance of Welling train station and High Street.

With tenants already in situ, you're making money without lifting a finger.

Advertised as available for buy-to-let investors only, and obviously therefore with no onward chain, its as clear an indication as you can get that the property is already tenanted and with tenants clearly happy to stay.

Whilst the property does need some updating, the tenants already in situ are the ones living there not you, and if happy to stay, great, no works needed! In time, when they vacate, you can modernise the bathroom and tidy up the overgrown garden, or maybe do it now with their consent, and consider a small rent increase at the same time.

Either way, this purchase is worth a look with other similar properties in the same development changing hands and on the market at the moment for 25-40k more.

Why when you think you're saving money, you could actually be losing 1000s.

Estate agency has changed a lot since I first started out in 2006/7. Back then many agents barely had the internet in their offices. I even remember attending an interview once for a very large agency in London where they only had one computer for the whole office and you were reliant on pen, paper and a roller-deck. Not for me.

So as technology has changed, and the internet, smart phones and tablets have come along, so has the "do it yourself" landlord or homeowner, often armed with an internet connection and not much else.

Now I'm not naive, there is a place for these companies, and likewise, there are people out there who are more than capable of renting or even selling their own homes, but it shouldn't be considered the norm, and nor is it likely to become so in the short term.

But people do it, and sometimes very poorly, all under the impression they will "save money" as those horrible estate agents charge so much, and do naff all for it.

Take a look at this picture from an area I know well in South-West London. Any initial thoughts?

Saving money is not what comes to mind. Thinking you have maybe, but potentially losing 50k on a house sale and doing it all yourself isn't best for the finances in my eyes.

This is one of many examples, and if I were to highlight them all we'd be here all day, the wider point is that estate agents are experts in the property industry, and often local area experts too. You are paying for a service that, if done correctly, will almost always make you more money not cost you money.

Remember, the cheapest agent is the one that gets you the highest price, not the one that charges the least.

Always seek the advice of a good agent before selling or renting your biggest asset, and if you then decide you are better off doing it yourself then go for it, but at least survey what's out there first, before you potentially cost yourself a small fortune.

Why you'd be best off ignoring Rightmove's latest report if you are a homeowner in Welling

Keeping up to date with whats happening in the property world, especially in Welling, is naturally a big part of my job.

Every month I get a report from Rightmove, the UK's largest property portal, which tells me what is happening out there, and you'll find this month's via a link at the bottom of this article.

It's titled "Lowest annual increase since 2013 gives warning to overpricing sellers". Most people would read that and be pessimistic, and assume the market is slow. Not so in Welling!

Firstly, let's address the overpricing comment. Overpricing your property makes no sense, whatever the market conditions may or may not be. If you are selling a property, or renting one, you should want your property to be popular and to create an environment of demand, competition and urgency. That is far less likely if you overprice. Ask a local expert for their opinion, and to back it up with some evidence of previous transactions, so you can be confident in the figures given.

Then there is the "lowest since .." side of things. It's still an increase. Prices are still rising, and this is because of a lack of supply to the market, with significantly more people looking to purchase family homes than there are houses available. This means that if you price correctly, you are likely to get that competition and demand which removes the "time waster" buyers, and often means you get sensible offers in and around asking price, or even sometimes above, rather than "cheeky" offers considerably lower than you were hoping.

And to back this all up properly? Rightmove report record traffic levels during January 2017.

As they say, statistics can be used to prove anything. The fact is, the market in Welling is very strong, and if you are looking to move, re-finance, or rent your home, then there is someone out there ready to take your property from you, and probably for more money than you had budgeted.
